Structural

Constructed in 1980.
The main production (warehouse) area is a one storey steel framed structure. There is a two storey office section at the front of the building containing 3,120 sq ft per floor.
Total office area is 11,040 rentable square feet.
Total industrial area is 24,432 rentable square feet.
Poured concrete foundation perimeter walls with concrete footings. Concrete block and steel frame construction. Exterior walls finished with painted concrete blocks, pre-finished metal siding, and brick veneer.
Flat steel framed built-up roof with tar and gravel composition cover.
The two storey office area possesses painted drywall and/or concrete block walls finished to a height of +/- 8 feet. Ceilings consist of 2” x 4’ acoustic tiles with recesses fluorescent lighting. Flooring consists of vinyl tiles and carpets. Two staff washrooms on each floor.
Additional office space exists in the main production area measuring approximately 60’ x 80’.
The production area has concrete block lower walls with exposed metal siding on the upper walls. The interior walls are insulated.
Large perimeter windows allow for light levels of natural lighting.
Ceiling height is +/- 18 feet in the warehouse area.

ELECTRICAL

The building is services by a 1200 amp electric entrance.

MECHANICAL

A/C unit in office in the main production area.
Ceiling mounted natural gas fired forced hot air furnaces and/or radiant heating units.

SECURITY/FIRE SAFETY

The building is fully sprinklered.
