Structural

This three-storey building was originally built as a bank. The building is divided into two sections, the bank on the first floor and a two storey large apartment. The gross area of the building is approximately 4,771 square feet.

Foundation Wall

Granite rock with the exception under the safe which is poured concrete wall on concrete footings.

Framing

Two double masonry walls and two walls are sand stone with wood reinforcements.

Exterior Walls

Stone, masonry brick and concrete (safe).

Roof

Architectural shingles (installed 2012).

Storey Height

The storey height from floor to floor is approximately 12’6” on the first floor; 10’6” to drywall on the second floor and 9’6” to drywall on the third floor.

Windows & Entrance Systems

Thermo pane fixed units on the first floor. Thermo pane on the second and third floors with wood frames that open.

Ceilings

Ceilings consist of suspended T-Grid systems in the finished office space on the first floor. The apartment units are finished with painted drywall.

Flooring

Vinyl tiles and commercial carpeting make up the first floor. On the second and third floors, there is carpet throughout, ceramic tiles in the bathroom and vinyl flooring in the kitchen.

The building and property are both environmentally sound, free of asbestos, PCBs and all other environmentally harmful substances.

Electrical

120/240 volt, main 400 amp, 200 amp on the first floor, single phase, 200 amp for second and third floor.

Mechanical

All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems.

All of the building is heated by baseboard heat.
